Speeds continue to bounce around their historic lows although an upward trend seems to be emerging.  The average coupon of all loans outstanding in this database ($5.8T) is 3.82%.  91% of the loans have coupons < 6.00%.  In today's 6.7%  (CF30) rate environment, payoffs are going to stay low for quite awhile to come.
